This existing heating,ventilation and air conditioning business is on a site <br /> designated for commercial use on the Town of Black Earth land use plan. Thus it is acknowledged as a <br /> business site with potential for expansion. <br /> The commercial rezoning appears reasonably consistent with plan policies;however,the C-1 District <br /> permits many other commercial retail and industrial uses which would not be compatible at this <br /> location and could cause undesirable traffic impacts on this portion of USH 14. Therefore,the site <br /> should be conditionally rezoned only for the HVAC business to ensure public review of the impacts of <br /> any proposed use change. <br /> We note the CUP is for the existing house on-site and would not result in additional development. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> None <br /> DANE COUNTY HIGHWAY <br /> None <br /> OTHER <br />
