July 29, 1997 <br /> To: Dane Co Zoning Board <br /> Re: Property at 3828 Pioneer Rd Possible Zoning Changes <br /> Proposed Use of Property: This 17 acre parcel has approxiametely 12 acres tilled and <br /> various farm buildings and a home on the remaining 5 acres. <br /> Building 1. Used by Bob Noltner, also rents the home on the property. This is <br /> used in his lawn maintenance business. This building is in the block that would need to be <br /> zoned LC-1. <br /> Building 2. Formerly rented out, but now vacant. Would be used for boat and car �u 'z <br /> _Z <br /> storage in the future. Current A-1 zoning is adequate. <br /> Js1� <br /> A "a Budding 3. Rented by the Village of Shorewood storage of off season <br /> equipment. This building would need a Conditional Use Permit. <br /> Building 4. Rented by Lowell Leitzke, used for storage of siding material. This <br /> building is also in the block that would need to be zoned LC-1. <br /> uilding 5. Barn. Used for seasonal storage of cars and boats. Current A-1 <br /> is adequate. <br /> This property was purchased by us within the last year, however, it has been basically used <br /> in the outlined manner for the last 4 years. We have had no complaints from neighbors <br /> and believe the current use of the buildings are complimentary to the rural setting. There is <br /> a minimal amount of traffic created by any of the current renters. We have done <br /> considerable maintenance to both the property and the buildings since we have purchased <br /> the property. We would like to see the proposed zoning changes allowed so that we may <br /> continue to use the property in the same manner it was used in the past. <br /> We understand that a legal description of the land to be zoned LC-1, and the building that <br /> will need a Conditional Use Permit would need to be done by a Surveyor. We would be <br /> willing to go ahead with this cost when this is approved by the board. <br /> Your prompt attention to this matter has been appreciated, especially the guidance of the <br /> Middleton Town Administrator, Greg Lafond. <br /> James P. and Gailann Noltner <br />
