Additional improvements related to emergency vehicle access _ _ <br /> and turn-around may be required. The Town may require bonds or similar devices to <br /> ensure that construction conforms to the standards as approved. Driveways must be <br /> constructed prior to commencing construction on any development activities. <br /> • <br /> • <br /> 121ti, Driveway construction shall not be permitted to bisect farmlands. In cases where there <br /> is no other option, driveway construction may be permitted along fences or other <br /> natural features currently dividing farmlands. <br /> 13. Driveway construction shall not interfere with natural drainage patterns. <br /> -0--f4 Grading for driveway construction shall be required to fit the natural contours of the <br /> site. Driveway alignment shall follow natural terrain and shall attempt to retain existing <br /> trees and other natural vegetation to stabilize hillside cuts. <br /> 15. The Town may, as deemed necessary, require deed restrictions, covenants, and/or <br /> similar notations to be included on certified survey maps and plats. <br /> 16. New lots shall be created by dividing land along natural boundaries such as hills and <br /> woods whenever possible. <br /> 17. When dividing a parcel of land, care should be taken so that road access to the <br /> remaining parcel is not cut off. <br /> 18. Park dedication requirements shall be in the form of financial contribution to the Town <br /> and should be used for the future development of public parks to be located in the area <br /> that is designated by the Town Board for use by all residents of the Township. <br /> 19. No development will be allowed in resource protection areas (as defined by the Dane' <br /> County Regional Planning Commission). <br /> 20. All new development, including single family residences,'shall be required to strictly <br /> adhere to stormwater control and erosion control ractides as P prescribed by Soil.;;: <br /> Conservation Service reviews and publications. <br /> 21 . For all new development in the town, surface water run-off shall be minimized and <br /> detained on-site if possible or practicable. If it is not possible to detain water on site, <br /> down stream improvements to the channel may be required of the developer to prevent <br /> flooding caused by the project. The natural state of water courses, swales, floodways <br /> or right-of-way should be maintained as nearly as possible. The design period is the <br /> 100 year storm. <br /> 22. Construction practices that will protect surface water quality from siltation and <br /> pollution shall be required. This includes minimizing soil erosion both during and after <br /> construction. <br /> 40 <br />
