A 5' high earthen berm will be constructed on the north and east sides of the C-2 parcel
to separate the C-2 area from the remainder of the parcel. A detention basin will be
constructed as shown on the plans.
We recognize that this proposed C-2 area is not included in the Town's land use plan.
We feel the proposed C-2 area is low intensity and makes use of the existing buildings
and paved areas with little or no impact on the remainder of the parcel or surrounding
area.
Further, to insure the C-2 parcel is limited to this use only, we request that the C-2
parcel be limited to 10.14 C-2 commercial district, paragraph (1), subparagraph (f)
2• repairs, storage and service of contractor's machinery and equipment.
With these plans and restrictions the Town and County are recycling existing structures
and site improvements. In addition, real estate and personal property tax will be
received with no additional services required.
We request the remainder of the parcel rezoned to A-2 because it will be less than the 35
acre minimum required for A-1 Exclusive.
/
/t/G e .
