Proposed Use: <br /> Payne & Dolan has received an offer to purchase the 40 acre parcel which was formerly <br /> a mineral extraction and hot-mix asphalt site. <br /> The hot-mix asphalt plant has been removed, and mineral extraction will be completed <br /> in a few months. <br /> The mineral extraction area will be reclaimed as per the plan submitted with this <br /> application. Reclamation will begin in 1997 and must be complete by 12/31/98. The <br /> result of the reclamation will be gentle grass slopes, not to exceed 4:1, and a small lake <br /> of about 41/2 acres,which averages 15 feet in depth. The property is fenced. <br /> F.C. Raemisch & Sons, Inc. of Waunakee, Wisconsin have offered to purchase the entire <br /> parcel. They would like to relocate their business, earthmoving, to the proposed C-2 <br /> area. <br /> The proposed C-2 area is the former site of Payne & Dolari s office, shop, asphalt plant, <br /> and equipment parking area. Most of the C-2 area is paved. The remainder of the area <br /> is gravel and would be covered with recycled asphalt pavement prior to using it as an <br /> equipment parking area. <br /> F.C. Raemisch intends to remodel the existing office to suit their needs. They will have <br /> 1 �people occupying the office. A well, septic, and electric power is in place. <br /> P <br /> 2 F.C. Raemish uses loaders, dozers, backhoes, graders, earthmoving scrapers, a lowboy <br /> tractor-trailer, etc. to perform their work. <br /> The equipment is usually moved from job site to job site and comes into the yard only <br /> for repairs. Most maintenance is done on the job site. <br /> They foresee a need to add on to the existing shop as it is not large enough to get the <br /> larger equipment inside for repairs. It may be necessary to store some large equipment <br /> parts, such as buckets and tracks outside. <br /> Daily traffic is expected to be the managers and secretary, (5 people). Less frequently <br /> would be the crew foreman. The shop repair personnel (1-4 people) are in the shop as <br /> repairs are needed. <br /> Equipment will be brought in and out of the site only for repairs, or when a piece of <br /> equipment will not be used in the field for a long period of time. <br /> The site is bordered on the north by a farm, on the west and south by a large active <br /> mineral extraction area, and on the east by a farm. <br /> It is 1/4 mile from the parcel driveway to CTH -I, a class A highway, and about 2 miles <br /> to I90-94. <br />
