These proposed large residential parcels are hills covered by woodlands, thus farmland <br /> is not necessarily an issue. Because of the terrain conditions and lack of public road access, the <br /> following adopted town/county policies are of concern: <br /> "(2) The land is suitable for an approved wastewater disposal system which can be properly <br /> operated all seasons of the year." <br /> Comment: This will be resolved by the County Sanitarian. <br /> "(4) The development shall not require a driveway of more than 10%slope in order to <br /> assure access by fire and emergency vehicles. Driveways must meet the requirements of the <br /> Town's Driveway Ordinance." <br /> Comment: Since this 3-lot development will probably be served by an easement, there needs to be <br /> assurance that this access is suitable for all emergency vehicles at all times of the year. Because the <br /> parcels are larger than 15 acres, there is no ordinance requirement for public road access. <br /> "(6) Construction must be done under accepted erosion control measures and an erosion <br /> control plan must be filed to meet requirements of the Erosion Control regulations." <br /> Comment: An erosion control plan is needed to address these issues within this proposed <br /> development. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> None <br /> DANE COUNTY HIGHWAY <br /> None <br /> OTHER <br /> I <br />• <br />
