October 6, 1997
Dane County Zoning
RE: Zoning changes for Rollie and Peg Schmidt
1002 Nuland Road. Deerfield, Wis.. 53531
SW 1/4 of Section 33, Town of Deerfield
See Riesop map(for Rolland Schmidt)
The Schmidts have owned the 88.8 acre farm at the end of Nuland Road since 1986.
Bucking the usual trend, they have gone to full-time dairy, sheep, and grain farming. Presently
the dairy barn is located 4 miles from fhe tiome farm. It is the stated-int nt of the Schmidts to sell
the existing home and buildings as a Lot(1), sell a building site(Lot2), and to use the proceeds to
construct a smaller home and a dairy barn on the remaining farmland.
Lot 1 would contain approximately 4.7 acres, with the existing farmhouse and other
buildings. The size and layout as shown is dictated by the buildings, yard and topography. The
soil types are 30 % Class VII , 30% Class IV, and 40% Class III.
Lot 2 would contain approximately 5 acres. The lot has a high, long cenertline with a
steep wooded pasture on the east and south. It will make a great homesite, but it is of nominal
value for the modern farmer. The soil types are 60 % Class VII and 40% Class IV.
The pertinent parcel# is # 12-0712-333-8500-8. There has been no other "splits" of this
farm since the A-1 Exclusive provision went into effect. Any future owner of either parcel shall
be noticed via the Certified Survey Map or other mechanism of the following: 1)This is an
agricultural area where modern farm practices are utilized. 2) There shall be no further splits of
these parcels.
If you have need of further information, please contact me at 608-251-0017.
David R.Dinkel
Agent for Rollie and Peg Schmidt
