This proposed mixed use commercial and residential development is within <br /> the Windsor urban service area where urban services are available. The area is designated <br /> for Neighborhood Commercial use on the plan map. The commercial uses proposed <br /> appear to be compatible with this use designation. We note that the northern portion of this <br /> site (currently zoned C-2) has been used for farm machinery sales. Therefore the proposed <br /> uses are more compatible with the plan. <br /> The CUP is for apartment units above the commercial uses and additional multi-family <br /> buildings. The number and configuration of the residential units needs to be worked out by <br /> the town as part of the site plan for this petition and CUP. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> Petition 7096. No objection to this proposal. This area is served by public sewer. There <br /> are other multi-family units located in this general area, so the proposed use does not <br /> appear to be inappropriate. <br /> DANE COUNTY HIGHWAY <br /> Petition 7096 & CUP 1470. CTH "CV" is a controlled access highway. A decrease in the <br /> number of existing accesses would be desirable. Dedication of additional right-of-way, 50 <br /> feet total, would also be desirable. A change of use permit and an approved access plan <br /> will be required. <br /> OTHER <br />
