Chapter <br /> Class E not applicable 30 <br /> (3) Ground and pylon signs shall be located a minimum of 5 feet from a side lot line. <br /> [History: 10.83 cr., Sub. 2 to O.A. 6, 1989-90,pub. 09/21/90. ] <br /> 10.84 WALL SIGN REGULATIONS. <br /> (1) The space on a building wall that is designated to be the wall sign area shall be free of <br /> windows and doors or major architectural detail. <br /> (2) Wall signs shall not extend beyond the end of any wall or other surface to which they <br /> are mounted, nor shall they project more than 18 inches from its surface. <br /> [ History: 10.84 cr., Sub. 2 to O.A. 6, 1989-90, pub. 09/21/90. ] <br /> 10.85 SUBDIVISION SIGN REGULATIONS. <br /> (1) Permanent subdivision identification signs may be installed on the subdivision <br /> property at the primary entrances to the subdivision. <br /> (2) A temporary development project identification sign is permitted to be located on site <br /> at each primary entrance. Maximum size of the sign shall be not more than 144 square feet <br /> in area. Signs shall be removed within 30 days of the sale of all lots in the subdivision. <br /> [ History: 10.85 cr., Sub. 2 to O.A. 6, 1989-90, pub. 09/21/90. ] <br /> 10.88 VARIANCES. <br /> (1) Variances from the requirements of this chapter may be granted by the standing <br /> committee designated by the County Board upon application to and payment of a fee to the <br /> Zoning Administrator. Variances are limited as specified in this section. <br /> (2) Variances may be granted from the maximums of height or area (but not both) for all <br /> signs regulated by this ordinance, except as limited by this section. <br /> (3) Variances to maximum of height or area may not exceed maximums specified in this <br /> Chapter by more than 20%. <br /> (4) Variances may not be granted to maximum height, to maximum area or to minimum <br /> separation requirements for off-premise advertising signs. <br /> [ History: 10.88 cr., Sub. 2 to O.A. 6, 1989-90,pub. 09/21/90. ] <br /> 10.89 VARIANCE STANDARDS. <br /> (1) Unnecessary hardship must be found as distinguished from a mere inconvenience. The <br /> finding of a hardship shall take into consideration the particular physical surroundings, <br /> shape or topographical conditions of the specific property involved. <br /> (2) The conditions upon which the application for a variance is based would not be <br /> applicable generally to other property similarly situated. <br /> (3) The purpose of the variance is not based exclusively upon a desire for economic or <br /> other material gain by the applicant or owner. <br /> (4) The alleged hardship or difficulty is caused by this ordinance and has not been created <br /> by any person presently having an interest in the property. <br /> (5) The granting of the variance will not be detrimental to the public welfare, or injurious to <br /> other property or improvements in the neighborhood in which the property is located. <br /> (6) The proposed variance will not impair an adequate supply of light and air to adjacent <br /> property, or endanger the public safety or substantially diminish or impair property values <br /> within the neighborhood. <br /> Page 4 <br />
