2. 7466 Stephen Forrer Pleasant Springs 16 <br /> (Note: Revised 021 11/1999) <br /> RE-1 to C-1 and RH-1 <br /> Steve Forrer currently has 24.56 acres at the intersection of Circle Drive and CTH N. A <br /> 3.2 acre area is zoned RH-1, and includes Forrer's home. There is also a 0.46 acre RE-1 <br /> zoned area which is completely "surrounded"by the RH-1 zoned land. There is a 6'x12' <br /> shed on the RE-1 zoned land, which may have been used for a bait shop at some time in <br /> the past. Forrer intends to remove this shed. The remainder of Forrer's land, 20.9 acres, <br /> is zoned A-2 (See Note re: history of this parcel below.) <br /> Forrer now wishes to build a 30'x48' building to house his small fleet of trucks, <br /> which are used for his commercial snack food distribution business(business name <br /> TRIFOR). This use-- "distribution centers and wholesale businesses" --is permitted in <br /> the C-1 district. Forrer is asking that 0.08 acres, including the proposed truck garage, be <br /> rezoned from RE-1 to C-1. Apparently the Town of Pleasant Springs will ask for Deed <br /> Restrictions, including: <br /> • Limit of 5 vehicles of maximum 12,000 pounds GVW; <br /> • Limit use to distribution center and wholesale business only; <br /> • No signs allowed. <br /> The Town Attorney is being consulted"to ensure all necessary restrictions have been <br /> included." <br /> Forrer is also asking that the remaining RE-1 area (0.38 acres)be rezoned to <br /> RH-1, to be included with the 3.2 acre RH-1 area already used for his home, for a total of <br /> 3.58 acres zoned RH-1. The C-1 zoned area will be completely surrounded by the RH-1 <br /> zoned area. <br /> Note: History of Forrer's 24.56 parcel: <br /> • 06/15/1981 Pet 2677 Original rezone by Marion Forrer from A-1EX to 0.46 acres of <br /> RE-1 for bait shop and 3.2 acres to RH-1 to allow a SFR. <br /> • 09/27/1996 ZP 1996 2139 issued for new owner Steve Forrer's SFR. <br /> • 04/22/97 Pet 6834 effective date. The RE-1 zoned area was `moved' west to <br /> accommodate the new house, which had been located partly in the RE-1 zone by <br /> mistake. <br /> • 11/19/1998 Pet 7105 Steve Forrer and Gregory Pauli, the owner of the small (0.1 <br /> acre)B-1 zoned parcel at the intersection of CTH N and Circle Drive, were co- <br /> applicants of a rezone to permit Pauli to increase the size of his parcel and bring it <br /> into compliance with its existing duplex use by rezoning it to R-3A. The transfer of <br /> lands from Forrer to Pauli also required rezoning of Forrer's A-1EX NC'g land to A- <br /> 2. The Town and County approved the rezone petition with a Deed Restriction that <br /> "There shall be no further[residential] development on the A-2 area." CSM 9102 <br /> and the D.R. were recorded 11/18/1998, the effective date of zoning for Pauli's new <br /> 0.61 acre R-3A parcel, and Forrer's remaining 20.9 acres rezoned to A-2. <br />
