This is an existing house and garage with trucks and equipment on-site in <br /> the unincorporated hamlet of Utica in the Town of Christiana. <br /> The adopted town/county plan map indicates this is a development area. <br /> There are commercial uses to the north at the intersection of the highways. There is a <br /> house and garage on the C-2 parcel to the south. There is a church school across the road <br /> to the east. <br /> There may need to be some specific conditions on the rezoning if granted to specify the <br /> number of vehicles--the number indoors and the number outdoors-- and a specific parking <br /> area noted on a site plan. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> Petition 7112. Based on the information received in this office it appears that the business <br /> use would be limited to the storage of vehicles and equipment related to the paving <br /> operation. Plans have already been approved for a mound system to serve the proposed <br /> dwelling. If the vehicles are being serviced on the premises, consideration should be given <br /> to the provisions for collection and disposal of waste petroleum products. <br /> DANE COUNTY HIGHWAY <br /> Petition 7112. CTH "W" is not a controlled access highway. An improved entrance may be <br /> required depending on type of equipment and usage that is planned. <br /> OTHER <br />
