CEIVE D <br /> 0 998 <br /> 7806 Mama Road JAN 3 <br /> Sauk City, WI 53583 <br /> January 29, 1998 D.C.PLANNING&Mr. James Gregorius <br /> Dane County Zoning Administrator <br /> Room 116, City-County Building <br /> Madison, WI 53709 <br /> Re: Zoning Petition#7121;Margo Zeman, 9495 CTH Y, Sauk City,Town of Roxbury <br /> Dear Mr. Gregorius: <br /> I would like to request that this letter be placed in the petition folder for the work group <br /> committee meeting scheduled for next week. <br /> At the January 27, 1998 hearing,I had two opponents speak against my parcel being <br /> rezoned from RH-2 to RH-1. Mr. Keefe,the only opposing adjacent neighbor, expressed <br /> concern that this area will become high density. I'm requesting a 5.06 acre parcel be <br /> split into two lots-hardly high density. Mr. Keefe has 12.05 acres and cannot even <br /> see my property from his house. He also indicated my request was a"variance"from <br /> Roxbury's land use plan. It does not require a"variance". The Roxbury Board was not <br /> even aware the 25 year restriction on 5 acre lots had expired in this assessor's plat until <br /> I approached them. The land right across the street is RH-1 and is a designated <br /> development area. Mr. Keefe informed the Roxbury Board that even though he <br /> opposes my request, he will likely seek to divide his own land if mine request is <br /> approved. <br /> Larry Pakyz also spoke against the rezoning. It wasn't that many years ago that he <br /> had his own parcel subdivided so he could build a new home in the area. <br /> Both opponents expressed concern about where I might locate a driveway. I believe I <br /> have a number of options but plan to work with your people. Pakyz and Keefe share <br /> their driveway with 2 other parties. To do this,they had to get a variance approved. <br /> So,the 2 opponents at the hearing have already had their land subdivided,or will <br /> ask to have their land rezoned if my request is approved,and have also received a <br /> variance for their driveway use. Kind of a"do as I say-not as I do"attitude. <br /> Three of my four adjacent neighbors have no problem with this request and have <br /> signed a petition stating so. <br /> If there are questions regarding this request, I may be reached at(608)643-8680. <br /> I would like to thank you for your time and consideration. <br /> Sincerely, <br /> Margo all/rv‘4'.--- <br />
