+rQ 3 Y x}3( .
To the Dane Co.Zoning dept and the Town of Cottage Grove planning committee.
Regarding the application to change zoning for the property of C. J. Vale on Vilas Hope Rd. in the town of
Cottage Grove.
From Robert Hammond at 4319 Vilas Hope rd. Cottage Grove.
I own and operate a 22 acre horse farm next to the Vale property at 4407 Vilas Hope Rd.and want to place
my objection to the application to change the zoning to allow splitting the property and approval for
additional buildings to parcels less than 35 acres.
I'm against this application for several reasons.First I feel that it gives special privileges to the Vale family
to develop this property without any real planing or input from the community and neighbors. Why should
the Vales be exempt from the 35 acres rule that applies to everyone who lives in Cottage Grove.None of
the Vale family lives in the Township or to my knowledge has any plans of moving here. The applications
are for splitting the land and profiting from the development. This would take land out of agriculture and
would be a great disservice to the community. We already have plenty of developments with lots available
for building.
I went to the town planing meeting that I had a notice for in December but was late for the agenda Item. I
still was able to address the committee of my concerns and was told that nothing had been decided because
more research was needed on the 35 acre rule. I was told it would be brought up at a future meeting but
they didn't know when. I was not informed of a new meeting and didn't have the opportunity to come to
the next meeting where it was discussed. I feel that there is no reason to allow any of the Vale property to
be split and developed outside of the same guidelines that apply to everyone who lives in Cottage Grove. I
also feel that I was not given proper notice of the meeting as an adjoining property owner. I also feel that if
the applications are granted as requested there is nothing stopping the owners from building a house on the
parcel that is left and then coming back next year and asking for the same split again to do the same thing
over and over. Our community is growing by leaps and bounds and we need to carefully plan the growth
for the good of the entire community and not make quick decisions that benefit a few.
Thank You
Robert Hammond
4319 Vilas Hope Rd.
Cottage Grove,WI. 53527
222-1662
Door Creek Stable
Jan 27, 1998
