This existing body shop location is not within a designated urban service area nor a <br /> rural development area of the town/county plan for the Town of Rutland. However,the site and <br /> surrounding area has C-1 Commercial zoning. <br /> Since the request is for expansion of the existing body shop and C-2 zoning is required,the plan does <br /> require a site plan. <br /> In fairness to other applicants the site plan must show: <br /> • Access points to the highway; <br /> • Driveway and parking areas; <br /> • Building locations(existing and proposed); <br /> • Septic tank-soil absorption system location; <br /> • Screening from neighboring uses; <br /> • Lighting and drainage; <br /> • A statement of estimated traffic volume and peak traffic periods as a result of the proposed use; <br /> • Stormwater drainage and erosion control plans will be required. <br /> Because C-2 Commercial zoning permits many uses which would be incompatible at this location, <br /> there need to be conditions on the rezoning to include: <br /> - Body shop business only. <br /> - Specific limits on the number of vehicles stored on the property. <br /> - The approved site plan should also be a condition of the rezoning. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> None <br /> DANE COUNTY HIGHWAY <br /> None <br /> OTHER <br />
