000894 <br /> 25. Ownership. J & H warrants to lawful ownership and of being now lawfully <br /> seized and in possession of the Property. <br /> 26. Severability. The invalidity or unenforceability of any provisions of this <br /> Agreement shall not affect or impair the validity or enforceability of any other provision <br /> hereof <br /> 27. Governing Law. The laws of the State of Wisconsin shall govern the <br /> validity and enforcement of this Agreement. <br /> 28. Entire Agreement. This Agreement constitutes the entire Agreement <br /> between the parties concerning the subject matter hereof and upon its commencement <br /> supersedes all previous understandings, whether oral or written. There are no agreements, <br /> understandings, representations or conditions by or among the parties other than those set <br /> forth herein. This Agreement shall be binding upon and shall inure to the benefit of the <br /> heirs, successors, and assigns of the parties. <br /> 29. Written Amendments. This Agreement may be amended, and any of the <br /> provisions hereof may be waived, only by a writing signed by both parties or, in the case <br /> of a waiver, by the party waiving compliance with or performance of any provision <br /> hereof. <br /> 30. Waiver. The failure or delay of any party at any time or times to require <br /> compliance with or performance of any provision hereof shall not be a waiver and shall <br /> in no manner affect the right to enforce that provision or any other provision hereof at any <br /> time thereof. <br /> 31. Time. Time is of the essence as to all provisions of this Agreement. <br /> 32. Authorization to Execute.
