The purpose of the rezoning is to allow us to sell a variety <br /> of commercial lots for service and light-manufacturing businesses in the area. One of the larger <br /> parcels will be used by the Carley family for expansion of a custom woodworking business. The <br /> sale of the remaining parcels will help finance our business expansion and development costs of <br /> the area. A significant portion of our development costs will be the removal of demolition waste <br /> to allow development in uplands and improve wetland functions in certain areas. The proposed <br /> land uses are consistent with the C2 zoning surrounding the zoned wetland area, and the town of <br /> Burke has concurred with our petitioned changes to the wetland map. <br /> From a regional planning perspective, our petitioned changes amount to adding 10.67 acres of <br /> developable land within the Urban Service Area, adding 19.4 acres of Environmental Corridor in <br /> several locations, and deleting 5.3 acres of Environmental Corridor in others. The petitioned <br /> wetland boundaries are contained within the environmental corridor areas designated on our <br /> detailed drawing and plat. A formal disclosure of the existence of wetlands and the required <br /> 75-foot setback will be made to prospective buyers at the time of offer. <br /> A full description of the existing wetlands and the wetland impacts of our proposal is enclosed. <br /> We received a Section 404 wetland fill permit from the Army Corps of Engineers (COE) on <br /> November 3, 1997, and the Department of Natural Resources (DNR) provided Section 401 water <br /> quality certification for that permit on December 3, 1997.
