This proposed mixed use site is zoned B-1 Local Business and is within the Central Urban <br /> Service Area where public sewer and water are available and urban development is encouraged. <br /> The other B-1 zoned sites to the northeast and southwest are both taverns. The area to the north, CTH <br /> M, is an open wetland area designated as an environmental corridor. The area to the south is a multi- <br /> family residential retirement complex. <br /> The CUP is actually for the 44 units of multi-family residential development proposed to be <br /> constructed in conjunction with commercial uses on the site. <br /> The 44 proposed residential units appear reasonably consistent with adopted policies. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> None <br /> DANE COUNTY HIGHWAY <br /> C.U.P. 1479. CTH `M" is a controlled access highway. The traffic generated from the <br /> developments in this area requires the improvement to the intersections with Willow Drive. <br /> The improvements would include a Type A or B intersection with a passing lane. No direct <br /> access onto CTH `M"should be allowed. <br /> OTHER <br />
