<br /> We are proposing to build a community based combined use development oVm ultifamily residential
<br /> units over a retail-office center with an adjacent convenience store. Our proposed residential units face a
<br /> retirement community, Westshire Village, comprised of 305 residential units the bulk of which are located in
<br /> four 3 story buildings with the remainder of the units in one story fourplexes, and 45 multifamily units
<br /> approved but not yet build. Our retail center faces County Hwy"M"and will most likely include bank&
<br /> financing, personal care, specialty retail store, restaurant and office spaces such us insurance,travel,
<br /> attorney, chiropractor etc. in addition to the convenience store.
<br /> Our proposal is compatible with current neighborhood uses and will serve the nearby community as well as
<br /> passer-by traffic. The nearest service areas are Madison(4 miles), Waunakee(4miles), and Middleton(7
<br /> miles). Our proposed development is also compatible with Dane County's Vision 2020 land use plan and our
<br /> request for the C.U.P. is an attempt to down-zone from B 1, a more intense use of the site, to the less
<br /> intense mixed use we are proposing.
