In my staff report, I suggested <br /> that action should be postponed until town approval was received and analyzed, suggested <br /> revisions to the site plan were made, and appropriate conditions were developed. <br /> Staff received a site plan on Friday, February 27 and has had a chance to review town conditions. <br /> The site plan does not differ substantially from that earlier submitted and provided to the <br /> Committee, so I haven't reduced and attached it. The suggested conditions of approval are as <br /> follows: <br /> 1. The applicant shall meet all conditions of Town of Westport approval, as specified in Town <br /> Resolution 98-6 (dated 2/16/98). <br /> 2. The site shall be developed according to the site plan received on 2/27/98, except that (a) the <br /> gasoline pumps and car wash shown on the plan shall not be developed until appropriate <br /> commercial zoning and conditional use permits are obtained for such uses and (b) all proposed <br /> handicapped accessible spaces shall meet ADA size standards. <br /> 3. The number of residential units on the property shall not exceed 44. <br /> 4. The applicant shall apply for and receive a special exception permit from the Board of <br /> Adjustment for filling and grading within 300 feet of the navigable stream. <br /> 5. The applicant shall submit an erosion control plan to the County Zoning Division, and receive <br /> an erosion control permit prior to any earth disturbing activities. <br /> -t$e <br /> 6. The applicant shall improve both intersectiorof Willow Road and CTH M with Type:$or B <br /> intersections with a passing lane, as speified�y th4 Highway Commissioner. No direct <br /> access onto CTH M shall be allowed. <br /> Staff is aware that the applicant has signficant concerns with suggested condition#6, initially <br /> suggested by the Highway and Transportation Department. <br />
