The Meter's have leased the property SFR and an existing dog kennel with related uses is
p perty and operated the kennel since late 1996. Now they wish to buy it
from Gerstner and"bring the kennel operation into conformity with the zoning ordinances and also... create a buffer
between the kennel and neighboring properties" by incorporating the R3-A parcel. Their proposed uses are:
• Kennel operation limited to no more than 175 dogs and 30 cats at any one time
• Training of dogs
• Retail sales of pet food, pet supplies, and related items (<100 SF of retail space)
HISTORY: The dog kennel operation dates from 1972,when it was a permitted use in the A-1 district. In 1988,the
kennel property was rezoned to A-2 shortly before the Zoning Ordinance was amended, requiring a CUP for kennel
use in the A-2 district. So all aspects of the kennel use at that time--
but any area, size of buildings, number of dogs, etc. --
were grandfathe
, y expansion needed a CUP. Apparently there has been expansion of uses (sales of pet
supplies, dog training, more dogs)without any CUP application. Subsequent zoning action resulted in CUP
Application#986 in 1992. CUP 986 was abeyed at the Town's request and neither approved nor denied: The new
CUP application supercedes it. There have also been complaints from the neighbors during this period and since.
