April 23, 1997
James Van Deurzen, Chair
Zoning and Natural Resources Committee - Dane County
210 Martin Luther King Jr. Blvd., Room 118
Madison, Wisconsin 53709
Dear Mr. Van Deurzen,
This is in regards to the property on Hubred Lane which is before zoning at this
time. Frank and Marilyn Knipfer wish to rezone 1.99 acres (for a homesite) out of
the 61 acre parcel which they are purchasing.
My husband, Melvin Hubred Sr., and I own this 101 acre farm. We intend to sell
61 acres to Frank and Marilyn Knipfer. The Knipfer's intend to build a home on
this acreage. They will use an existing field road for the long driveway to get to
their proposed home site. We feel this sale/zoning change is a very good use of
the land. The field road has not been producing crops nor has their building site.
The Knipfer's have a great respect for the land and wildlife and wish to maintain
the land in it's natural state.
This zoning change/sale is important to us to maintain the integrity of our
family. I was born and raised on this farm; I have raised my own family on
this farm; I have lived here all of my life. One of my sons has lived here all of
his life and is raising his own family here too. My husband and I are no longer
able to do all the work required by farming; we must retire. Our options are to sell
the entire farm (as you know, farms are not bringing top dollars these days), which
will displace both my husband and I and our son Ronald and his family, or to
make the only viable land division which will produce the funds we need to get on
with our lives.
In the event this land division and zoning change is denied, we will be forced to
sell the entire farm and with it our way of life.
Thank you for your onsideration in this matter.
Evelyn Hubred
