Boots on April 3, 1997. Based on our comments of March <br /> 5, 1997 and plan revisions, we recommend preliminary plat approval <br /> with the following conditions : <br /> 1 . Construction plans shall be based on a site survey, <br /> rather than interpolation of the 10 foot interval <br /> contours on the USGS quadrangle map. <br /> 2. The backwater caused by the upstream street <br /> crossing will raise water levels on the adjacent <br /> property to the west . Easements shall be required <br /> for this backwater area to guarantee no <br /> improvements will be built in this backwater area. <br /> 3 . Based on computations provided, the 100 year Storm <br /> will flood parts of Lots 70 and 74 . The flood line <br /> must be shown on the preliminary plat . <br /> 4 . The vertical curve on Cobblestone Lane over the <br /> stream culvert is 175 foot long. Don Mayo <br /> requested, in the March 5, 1997, letter, that this <br /> curve be increased to 300 feet long. This vertical <br /> curve should be maximized to 250 feet . <br /> This should complete our engineering review of the preliminary <br /> plat .
