This proposed horse boarding and riding stable was rezoned in May 1995 (Petition <br /> 6210). <br /> There is a house on the R-1-A parcel and horse stables immediately to the west. There is a long lane out to the <br /> horse pasture.The pasture's irregular shape is a hillside which is not cropped farmland. <br /> Due to the fact that A-2 zoning permits a residential use,a condition was placed on the rezoning which precluded <br /> the development of a house. There does not appear to be any rationale to remove that particular deed restriction.In <br /> fact,if the A-4 Small Lot Agricultural District(Ord. Amend. 51, 1996-97)is approved,this would be the type of <br /> parcel which should be zoned A-4(an agricultural parcel of less than 35 acres where a residential use is not <br /> desired). <br /> If the CUP is granted for the horse boarding and riding stable uses,there needs to be a limit of no more than 16 <br /> horses. <br /> Because of the nature of the terrain on the western end of this site(hillside pasture),there could be erosion <br /> problems if any significant amount of riding took place in this area. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> DANE COUNTY HIGHWAY <br /> OTHER <br />
