This proposed division of a substandard parcel appears to conflict with the adopted town/county <br /> plan in the Town of Vienna. <br /> This residential parcel(5 acres)with an existing house existed prior to adoption of the plan(January 1980)and A- <br /> 1 Exclusive Agricultural Zoning(March 1980). As such the following policy applies: <br /> "Existing parcels less than 35 acres within the Agriculture Preservation District shall be treated <br /> as nonconforming properties and may be developed consistent with zoning prior to adoption of <br /> this plan and with other Dane County and Town of Vienna ordinances." <br /> This lot has been developed with a house as allowed under the A-1 Exclusive Agricultural Zoning District.The <br /> town/county policy does not provide for further subdivision of such parcels. <br /> Some town plans explicitly provide for such a division;however this one does not. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> The existing private sewage system must remain on the same parcel with dwelling it serves. <br /> DANE COUNTY HIGHWAY <br /> None <br /> OTHER <br />
