Knutson <br /> 160 County Hwy A, Cambrigde, WI 53523 <br /> SE 1/4 of the SW 1/4 of Section 36, Town of Christiana <br /> In 1987, Gerry and Sherry Knutson purchased 85 acres, including buildings. Since then they <br /> have raised veal calves. Initially they owned the animals, now they work under a "labor-lease" <br /> situation. Neither form has proven economically viable. The buildings are not set up to be <br /> competitive in today's markets. To complicate matters, the Knutson family has developed an <br /> asthma-type reaction to the veal sheds. The family and their banker understand that it is time for <br /> a major change. <br /> Accordingly, they wish to re-zone approximately 8.7 acres (Parcel I) around the home and <br /> buildings to RH-3. The parcel size is prescribed by land-layout and the number of buildings. <br /> (Some of the veal production units will be razed, but there will remain at least 4 good general use <br /> buildings.) There will be a wooded pasture to the north, and hay field/pastures lining both sides <br /> of the drive coming to the home. The soil types are 80% class II, and 20% class III. <br /> They also wish to re-zone 2.6 acres (Parcel II) along side the roadway for a building lot. The <br /> land is a high "knob" with a fine view in all directions, and would preserve a country-style <br /> seclusion for the existing farmstead and for the neighboring farmstead to the southeast (across <br /> Hwy A). There is excellent vision distance for the existing driveway. The knob is a sand/gravel <br /> soil formation, and has been used as a "borrow pit" and would need to be refilled. There is no <br /> recent agricultural history. It has substantial value as a home site, and would be used by the <br /> owner or re-sold to a third party, depending on the outcome of the rest of the overall situation. <br /> The soil type is class IV. <br /> The pertinent parcel number is#0612-363-9500-2. There have been no other "splits" of this farm <br /> since the A-1 Exclusive provision went into effect. Any future owners of both Parcels shall be <br /> noticed via certified survey map or other mechanisms of the following: 1) This is an agricultural <br /> area where modern farm practices are utilitized. 2) There shall be no further splits of these <br /> parcels. <br /> If you have need of further information, please contact me at 608-251-0017. <br /> David R.
