This proposed separation of the existing farm buildings from the balance of the <br /> farm appears reasonably consistent with adopted plans. <br /> Zoning staff indicates that there will be a requested amendment at the public hearing to permit use <br /> of the farmhouse as a duplex (R-3A) and have the balance of the parcel zoned RH-1. <br /> Some town plans have a policy for duplex (R-3A) zoning; however, the town/county plan for <br /> Springfield does not have such a provision. <br /> The Committee may wish to consider whether the farmhouse was previously used as a duplex, <br /> whether any building modifications are needed, and whether there should be a condition precluding <br /> residential use of the balance of the rezone parcel. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> The existing private sewage system must remain on the same parcel as the dwelling. <br /> DANE COUNTY HIGHWAY <br /> None. <br />
