This proposed duplex rezoning appears to conflict with adopted town/county policies for <br /> this agricultural preservation area in the Town of Verona. The relevant policy is: <br /> Non farm residential development by certified survey in those ares with soils not classified <br /> as prime farmland at a density of one lot per 35 contiguous acres owned, with a minimum <br /> lot size of two acres will be considered for rezoning. <br /> While this was productive farmland, it is not necessarily an issue here since the land was rezoned to <br /> RH-2 (4-acre minimum) several years ago. <br /> The number of divisions will be determined by the RH-2 zoning,not the one lot per 35 acres density <br /> policy. <br /> The policy also requires a 2-acre minimum lot size, while the petition is for 0.6 acres. One alternative <br /> would be to amend the lot size to two or more acres. The adopted town/county plan does not <br /> specifically address the use of duplexes.
