This proposed duplex is in an area designated for nonfarm residential development in the <br /> adopted town/county plan in the Town of Dunkirk. Adopted policies do not specifically address use of <br /> duplexes. The residential policy is: <br /> To allow for unsewered residential development in those areas shown on the plan map <br /> with a one-half acre minimum lot size. <br /> With a current acreage of 2.5,there is a potential for 5 single-family residences on this parcel with the <br /> existing R-2 zoning. However, if the R-3A zoning is approved it could allow 10 dwelling units in five <br /> duplex buildings. <br /> If the rationale is to allow a duplex at the single-family density,there would need to be a condition on <br /> the rezoning to allow no more than 2 duplexes or a total of 4 dwelling units. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> None <br /> DANE COUNTY HIGHWAY <br /> Petition 6945. CTH "N" is not controlled access highway. Joint access should be made for the <br /> duplex. Any changes to existing accesses or new access points requires a permit from the area <br /> maintenance supervisor. <br /> OTHER <br />
