COMPOSITE REPORT - Page 2 APPLICATION NO. <br /> STAFF COMMENTS <br /> REGIONAL PLANNING <br /> Petition 6950.This proposed 10-lot residential plat appears to conflict with the plan map and adopted <br /> town/county policies in the Town of Sun Prairie. <br /> The area proposed for residential zoning(R-1)is an agricultural preservation area where the relevant <br /> policy is: <br /> Any land considered for rezoning to residential shall meet one or more of the following <br /> criteria. It should be: <br /> - Land where there has not been a history of economically viable farming <br /> activities. <br /> - Land which is too small to be economically used for agricultural purposes or <br /> which is inaccessible to the farm machinery needed to produce and harvest <br /> agricultural products. <br /> - Land located such that there would be no possible conflict with the surrounding <br /> agricultural uses. <br /> Comments related to policies: <br /> 1. This area is 50%cropland and 50%pasture land. <br /> 2. This 10-acre area is part of a larger dairy farm and 50%has been cropped. <br /> 3. The northern part of this area is the pasture or holding area for the dairy cattle. This is very close <br /> to the barns and intensive activity areas of the dairy farm. <br /> 4. The adopted plan does make provision for Unsewered Residential Development where plats are <br /> allowed by designating areas on the plan map. <br /> The land to the west and south of Creek Haven Road is designated for residential development; <br /> however,the land to the east(Petition 6950) is not. A plan map amendment approved by the town and <br /> county would be required to make this proposal consistent with adopted plans. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> None <br /> DANE COUNTY HIGHWAY <br /> Petition 6950. CTH 'Ti" is a controlled access highway. No direct access onto CTH "TT" <br /> from the lots. Access to be from Creek Haven Road. <br /> OTHER <br />
