STATEMENT IN SUPPORT OF ZONING PETITION # 6950 <br /> Joseph and Karen Kaltenberg <br /> Town of Sun Prairie <br /> Proposal: Rezone an 8-acre portion of the Kaltenberg farm lying east of and <br /> adjacent to Creek Haven Road to permit subdivision of the strip along <br /> that road into 7 one-acre lots to be zoned R-1 and one lot slightly more <br /> than 1 acre to be zoned R-la. <br /> Rationale: <br /> 1. The proposed zoning will allow lots to be created on the east side of Creek <br /> Haven Road. The road is already in place and meets Town road standards. The road <br /> is roughly a mile from the I-94/ CTH N interchange. <br /> 2. The soils in the area proposed to be rezoned support conventional on-site private <br /> septic systems. <br /> 3. The land involved is now partly pastured, partly used for crops. The lot corner <br /> at the intersection of TT and Creek Haven Road is not practical for continuing farming. <br /> The owner has had to begin using an 8-unit cultivator and cannot readily access the <br /> corner. The Kaltenberg farm now has 172.3 acres. After the subdivision, the farm <br /> would still have 164.3 acres. The development would not endanger the viability of the <br /> remaining farm. <br /> 4. The area proposed to be rezoned is relatively small and builds on an existing <br /> concentration of residences. The existing residential lots have not conflicted with the <br /> adjacent farm; it is unlikely these new lots would pose any conflict either. <br /> 5. The land will need only a small amount of grading to accommodate houses. The <br /> Kaltenbergs will impose deed restrictions to preserve the residential character of the <br /> area and to preserve the farming use of the remaining farm land. <br /> 6. The proposed rezoning is a "finishing off" of the residential area on Creek Haven <br /> Road. Development has already occurred here. It is better to allow residences in a <br /> concentrated area than to leave 35-acre parcels as the only rural housing option. This <br /> neighborhood is well served by road transportation. <br /> I) <br /> (of 01 <br />
