Cottage Grove Wi 53527 <br /> Madison Wi 53709 <br /> To Whom it may Concern, <br /> I have been notified of public hearing that took place June 24, 1997, <br /> regarding the rezoning of 10.4 acres of land on North of CTH TT and Creek <br /> Haven Rd. in the Town of Sun Prairie from A-1 Ex to R-1 residential. Please <br /> refer to your zoning petition #6950. Since we were out of town during the <br /> scheduled hearing, I am writing this letter to voice my concerns. My main <br /> concern here is the future development of the agricultural land on and around <br /> Creek Haven Road. My concern here lies not only with the development of the <br /> 8-10 acres of agricultural land along Creek Haven as presented here but with <br /> the future development left open by the roadways that are being zoned in with <br /> the rezoning of the agricultural land. Although it does not show on the Zoning <br /> map you have sent us, on the survey map presented to us by the township there <br /> shows the addition of a roadway off of Creek Haven road at the top of the road <br /> where Creek Haven takes the turn to the left. The survey map shows Creek Haven <br /> Road also opening to the right. We are told this is for farm access only <br /> however the road is at least 66 feet wide and shows possible lot development <br /> to the north. Also, the farm already has an access road along Creek Haven <br /> which is currently being used. It is being moved down to the end of Creek <br /> Haven which leads me do believe that future development of the land is <br /> planned. My concern here is that this farm access road could potentially turn <br /> into a street which could be used for future development of the agricultural <br /> land north and east of Creek Haven. There has also been a roadway left open <br /> down Creek Haven between lots labeled RA-1 and R-1 when those lots were <br /> rezoned some years back. I am opposed to the development of the land as it is <br /> being presented. However, if the land is developed and if access to the farm <br /> is the concern, I would either like to see the current farm access road kept <br /> as it is being used now which would also be more convenient to the Kaltenbergs <br /> because it is a straight shot to Creek Haven, or the Kaltenbergs could leave a <br /> path along the back of the lots unplanted so he could access the other fields, <br /> or I would like to see a conditional use restriction put on the proposed farm <br /> access road so that the use of this access road would be limited to access to <br /> the farm and not for future development of the agricultural land to the north <br /> of Creek Haven and possible opening of the roadway into TT or Town Hall Road. <br /> Creek Haven Road has plenty of traffic already with the homes it is supporting <br /> I would not like to see it compounded further. We were promised by the <br /> Kaltenbergs when we purchased our lot in March of 1996, that they would not be <br /> developing any more land along or around Creek Haven and that the only reason <br /> they were developing the land we are on is because it would be easier for him <br /> to farm the land if it was a straight line along the back. Now one year later <br /> they are developing 8 to 10 more lots and are proposing a road which will be <br /> setting up the remaining farmland for more development. As I understand, many <br /> of the purchasers of land were told that there would not be further <br /> development of land in the area. This is very disappointing to us and is why <br /> we are concerned with the proposed development plans. Had we known this land <br /> had plans for big development, we may not have purchased it one year ago. I <br />
