The B- <br /> 1 zoning also permitted conversion of a existing"industrial warehouse-type"building to a restaurant. The SFR and the 4-unit apartment <br /> building were apparently in use on these premises at that time,but they were not mentioned in the rezone file or shown on the site plan <br /> provided. The Rezone/CUP were approved,but the motel expansion and restaurant projects were never accomplished. The motel expansion <br /> CUP was therefore void in 1990. It is unclear whether the motel in existence then and now was a"grandfathered"non-conforming use in the <br /> A-1 district. In any event,when the zoning changed to B-1,the motel became a use which requires a CUP;it does not currently have one. <br /> The"industrial"building has had many uses since 1989,according to Harrison, including,consecutively: a road <br /> paving company;boat storage,packaging glass products,automotive repair,landscape contractor,and currently,a different automotive repair <br /> business. None of these are permitted in the B-1 district. There has been ongoing violation enforcement in regard to the current auto repair <br /> use.(It is unclear whether the Zoning Dept.knew about the other uses). The residential uses and motel without CUP came to light when <br /> Harrison applied to rezone the repair business to C-2. <br /> The B-1 zoning district allows CUP's for motels and apartment buildings,but not for a SFR. The C-1 district allows <br /> CUP's for a SFR,apartment building,and motel,but automotive repair is not permitted. The C-2 district permits auto repair,but does not <br /> allow CUP's for a SFR,apartment building,or motel.
