This proposed commercial zoning appears generally consistent with the <br /> plan map designation as an Unsewered Development District(Residential and Commercial)in the <br /> Town of Bristol. There is currently a small bank building on-site. <br /> Due to the intensity of commercial and industrial activities permitted in the C-2 district, conditional <br /> zoning for the specific use requested should be considered. <br /> Conditions on the CUP should include: <br /> • Specific activities permitted <br /> • Hours of operation <br /> • Site plan showing: <br /> - building location <br /> - access/locations <br /> - pump islands-tank locations <br /> - storm drainage(site appears low) <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> All of the residences in this area are served by private water wells. <br /> DANE COUNTY HIGHWAY <br /> C.U.P. 1440. CTH `V" and `VV" are not controlled access highway. Existing access is <br /> commercial. Access points will require review to determine need of improved geometrics. If <br /> site is to be redeveloped, a site plan should incorporate vision corners or dedication to enable <br /> construction of an improved intersection. <br /> OTHER <br />
