• <br /> COMPOSITE REPORT-Page 4 Application No. 6963/1440 <br /> VV intersection if necessary in the future. Both roads are currently two lanes wide with no <br /> passing or turning lanes at the intersection. The CSM which created the subject property <br /> delineated a vision corner at the V/VV intersection in which no obstructions are permitted. <br /> With consideration of the CUP request, it may be appropriate to seek the dedication of all or <br /> part of this vision corner to enable future construction of an improved intersection. <br /> E. Environmental Health staff have offered further comments on this petition in relation to the <br /> placement of underground storage tanks. Tanks which are constructed of fiberglass or pre- <br /> treated at the factory are more resistant to corrosion than metal systems assembled on-site. <br /> Based on these staff comments, the relatively low elevation of the site, and neighbors <br /> concerns over the groundwater protection, the applicant should propose and install tanks <br /> which are specially designed or treated to be corrosion resistant, consistent with DILHR <br /> permitting rules. <br /> F. Little to no filling and grading is being proposed. Any grading will require an erosion control <br /> permit from the County Zoning/Land Conservation staff. <br /> G. The applicant has yet to submit a detailed site plan, as required prior to CUP consideration. <br /> The applicant should submit a site plan, drawn to scale, including the following information: <br /> 1. The location and dimensions of the existing building plus proposed additions. <br /> 2. Setback distances from existing and proposed buildings to nearest property lines. <br /> 3. The portion of the building which will be devoted to retail sales(general floor plan). <br /> 4. The location of any areas planned for outdoor display of merchandise. <br /> 5. Proposed location of gasoline pumps, underground tanks, and overhead canopy. Note <br /> that the zoning ordinance requires a maximum canopy height of 20 feet. <br /> 6. Location and width of all driveway entrances onto public roadways. <br /> 7. Parking lot layout in compliance with the zoning ordinance parking regulations(s. 10.18) <br /> and Dane County recommended parking design standards. <br /> 8. Proposed traffic flow patterns, indicated by directional arrows. <br /> 9. Delineation and proper notation of the `Vision corner"already located on the existing <br /> CSM describing this property. <br /> 10. Existing and proposed locations and types of outdoor lighting. Lighting should be <br /> directed downward so as to not spill over onto adjacent properties. <br /> 11. Existing and proposed locations of any landscaping and screening. <br /> 12. Location of any existing or proposed signage. <br /> 13. Proposed location of garbage dumpsters. <br /> 14. Stormwater drainage plan. <br /> H. On July 8, 1997, the Bristol Plan Committee and Town Board unanimously recommended <br /> approval of the rezoning and CUP requests. The town conditioned its approval on receiving <br /> an`operations plan"from the applicant regarding such matters including but not limited to: <br /> 1. Number of gas pumps. <br /> 2. Hours of operation. <br /> 3. Traffic patterns. <br />
