2. The applicant wishes to use gravel from the mineral extraction site; however,the <br /> commercial zoning is required since some of the trucks are not related to mineral <br /> extraction. No redi-mix operations are proposed at the site. <br /> 3. (See Policy 2c.) Any approval should include limits on the number of trucks and specific <br /> safeguards for storage and use of petroleum products or other waste materials which are <br /> environmental hazards. <br /> - There is an active farming operation to the north; however, this use does not appear to <br /> directly conflict with that operation. <br /> - There is a question concerning the rural character of the area, since there are already 5 <br /> single family homes in the immediate area,plus a beauty shop at the intersection of <br /> USH 51 and Ramsey Road. <br /> b. The concern is not strip development <br /> c. (See a.3. above) <br /> d. Ramsey Road is a narrow town road with 5 homes in the immediate area. A limited trucking <br /> business may be compatible;however,the request is for C-2 Commercial which permits many <br /> intensive commercial and industrial activities beside trucking. <br /> e. This site is over 1-1/2 miles from I-90 and is in an agricultural area,not a development area. <br /> f. The size of the area proposed for rezoning appears reasonable if it is approved. <br /> If the petition is approved, it should be conditionally rezoned to allow only the trucking business as <br /> requested. Other C-2 uses would be incompatible at this location. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> No objection to this petition. <br /> DANE COUNTY HIGHWAY <br /> None <br /> OTHER <br />
