COMPOSITE REPORT - Page 2 APPLICATION NO. <br /> STAFF COMMENTS <br /> REGIONAL PLANNING <br /> Petition 6971. This is an existing 2-acre lot with a residence which is proposed to be enlarged to 10 <br /> acres and zoned RH-3 in the Town of Cottage Grove. <br /> This appears to conflict with two standards and siting requirements of the town/county adopted plan: <br /> a Where practical,non-agricultural development is to be located on the least productive <br /> portion of the farm parcel. Productivity will be measured by the soil classification of the <br /> Soil Survey of Dane County, Wisconsin. <br /> b. The maximum permitted lot size shall be two acres in order to minimize conversion of <br /> farmland to non-agricultural use. At the discretion of the Town Board and Plan <br /> Committee, certain physical conditions may necessitate the creation of larger lots. <br /> Comments related to standards: <br /> a. The proposed expansion site is about half cropland and half woodland. The soils in the <br /> cropped area are Class I and II in productivity. <br /> b. Since the existing residential lot is two acres,there needs to be a rationale provided for <br /> creation of a parcel of larger than 2 acres. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> No objection to this petition. <br /> DANE COUNTY HIGHWAY <br /> None <br /> OTHER <br />
