11/18/97 <br /> PLANNING DIVISION STAFF SUGGESTED AMENDMENTS TO <br /> PROPOSED CONDITIONS OF REZONING, PETITION 6974 (RIPP) <br /> The applicant has suggested five potential conditions of rezoning approval for this petition. <br /> These conditions are included within your agenda packet. At its last meeting, the ZNR <br /> Committee requested that staff provide a calculation of the minimum building setback for <br /> proposed Lot 1 and Lot A to keep houses off of productive cropland. The Committee also <br /> requested a copy of a proposed easement and maintenance agreement, which is also included in <br /> the packet. Staff has the following suggested revisions to the applicant's conditions to address <br /> the Committee's questions. <br /> The buildable area of Lot 1 shall be limited to an area 250 feet from the centerline of County <br /> Highway "KP"and east of the west line of Lot 3 extended.•Y.- - - . .. - • . . - .. _ .r . <br /> The buildable area of Lot A shall be entirely within the SE 1/4 of the SW 1/4 of Section 36. <br /> 3. All of the lots will have one common access point from County Highway "KP". <br /> 4. Lots 1. 2. and 3,which has 66 feet of have frontage on County Highway "KP", will not be <br /> allowed to use that frontage for access but will be required to use the shared access <br /> area drive. <br /> 5. Access point has bt_:n moved from original location ast of Ripp driveway to shah be located <br /> directly across "KP" from Ripp driveway. <br /> 6. The rezoned area shall be developed in a manner consistent with the above conditions and the <br /> attached development plan labeled Exhibit A and dated 11/18/97. <br /> 7. An "easement and maintenance agreement" for the shared access drive shall be executed and <br /> recorded with the Dane County Register of Deeds, and a copy of such recorded document <br /> shall be provided to the Zoning Administrator. <br />
