P <br /> • <br /> PA YNE & DOLAN, INC. <br /> Reason for Rezoning: <br /> Payne & Dolan, Inc. has received an offer to purchase the entire 40 acre parcel, <br /> from F.C. Raemisch & Sons, Inc. of Waunakee, Wisconsin. <br /> F.C. Raemish is in the business of grading and earthmoving. They plan to <br /> relocate their office, shop, and equipment to the requested C-2 area at this site. <br /> The existing office building will be remodeled for their needs. They intend to <br /> utilize the existing metal & steel shop building, and add on to the shop. <br /> The remainder of the C-2 area will be used for outside storage of graders, <br /> loaders, dozers, turn-a-pulls, etc. Additional items to be stored outside may include <br /> parts such as tracks or buckets, and materials used on their projects such as fabric or <br /> culverts. <br /> The property does have a well, septic, and electric power. The property is <br /> fenced. <br /> I have requested the remainder of the parcel be rezoned to A-2 because the <br /> remaining +/- 30 acres is not farmable land, and would be a substandard size A-1 <br /> exclusive parcel. <br /> This parcel was a former gravel pit and hot-mix asphalt plant site. The sand and <br /> gravel has been depleted, and the hot-mix asphalt plant has been dismantled and <br /> removed from the site. <br /> The reclamation plan for the site is included with this application and is expected <br /> to begin later this year. Reclamation must be completed by December 31, 1998 as a <br /> condition of a previous permit. <br /> There are mineral extraction operations on the property to the west and south of <br /> this parcel, and farmland to the north and east. <br /> It is approximately one quarter mile from the parcel's driveway to CTH I, which <br /> is a class "A" highway. It is approximately two miles to I90/94 access. <br /> The parcel previously carried a C.U.P.
