In comments sent out earlier, we indicated that this <br /> duplex proposal conflicted with adopted plans. <br /> The Dunn Town Clerk called to point out that an additional text amendment was adopted in <br /> February 1987. This amendment had been inserted inside the front cover of the plan, and our <br /> copy had not reflected the amendment to page 25 and cross reference. <br /> The relevant part of this policy is: <br /> Rezoning to R-3A for duplexes may be permitted in areas otherwise suitable for <br /> residential use on the condition that the density of dwelling units per acre does not <br /> exceed the maximum permissible density that the Town would approve for new R-1 <br /> zoning. " <br /> Thus, the zoning petition may be considered consistent, but it should be conditionally rezoned to <br /> only permit the one duplex or the two housing units requested. <br />
