COMPOSITE REPORT-Page 1 Application No.7005/CUP No.1449 <br /> DANE COUNTY PLANNING DIVISION STAFF COMMENTS <br /> BACKGROUND <br /> A. The property in question is 112 Acres of Al-EX land with a small portion(75 <br /> ft by 75 ft.)previously rezoned to C-1 with an existing tower site (petition <br /> 5564, CUP 1045) in the town of Dunkirk. The property has several sheds, a <br /> barn and a house. <br /> B. The proposal is to separate the residence and buildings from the farmland, <br /> creating a 2.5 acre parcel which includes a cellular telecommunications tower. <br /> Such parcel would be rezoned to A-2(2) in order to sell the farmland. <br /> II. ANALYSIS <br /> A. The property does not have previous splits. Its extension is 112 acres in A1- <br /> EX, which would provide a total of three splits are available. By counting the <br /> present residence as a split,two splits will be available in the remaining A1- <br /> EX land. <br /> B. Ordinance amendment No 57 setting standards for Communication Towers <br /> was just approved by the County Board but will not become effective until the <br /> County Executive signs it. Therefore the existing tower will not have to <br /> comply with those, which could have created a problem if the tower was not <br /> engineered to allow for collocation. However, it would be pertinent to attach <br /> conditions that would help collocation of other towers (see attached <br /> conditions bellow). <br /> III SUMMARY <br /> A. The present request does not present any problems. Two splits will be <br /> available in the remaining 112 Acres of Al-EX land to be sold. <br /> B.
