This proposed contractor business expansion is marginally consistent with adopted <br /> town/county policies in the Town of Pleasant Springs. <br /> The relevant policy is: <br /> "2. Non-agriculture commercial uses will be considered if they are limited to small businesses <br /> which do not require use of prime agricultural land. <br /> a. Proposals using town roads for access will be limited to small contractors, vehicle <br /> storage, and limited outdoor storage with the following conditions: <br /> • Minimal or no conflict with neighbors. <br /> • Septic tank system limited to size for one-bedroom house. <br /> • Service offered is one generally needed in the town. <br /> • Minimal land area necessary for the use to be rezoned. <br /> • Trucks and equipment will be limited to a total of six units. <br /> • Weight limit will be 20 tons per vehicle." <br /> Staff Comments <br /> - This site does use prime agricultural land;however,the existing site is surrounded by prime <br /> farmland with residential development to the north. <br /> - All truck traffic and employee traffic must travel down Iverson Road which is essentially a <br /> residential street. <br /> - A septic system is probably not needed for this site, since it appears to be a storage building. <br /> - A small contractor offers services used in the town. <br /> - The use of 0.9 acres appears reasonable if this use is approved. <br /> -� There will need to be a condition on the rezoning to limit this use to six(6)units. <br /> - The trucks appear to meet the size criteria. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> No comments as of Aug. 21, 97 <br /> DANE COUNTY HIGHWAY <br /> None <br /> OTHER <br />
