This proposed expansion(0.10 acre)of commercial zoning to provide for expansion of <br /> a winery appears reasonably consistent with adopted policy. <br /> It is within a designated"Rural Non-Farm District" on the plan map, and the adopted town/county <br /> policy in the Town is Roxbury is: "Only such commercial and industrial development as is needed to <br /> support existing agricultural activities, where it will not result in environmental degradation or conflict <br /> with farming operations will be allowed." <br /> This is a small addition to an historic winery site. The expansion area is completely surrounded by <br /> vineyards of the owner. The balance of the vineyard property is zoned A-1 Agriculture(Exclusive) <br /> since raising grapes is considered an agricultural use. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> Petition 7014.
