The adopted policies regarding this proposed duplex in the Town of Springdale are <br /> unclear.. <br /> This is an existing lot(0.5 acres)where a single-family home is clearly permitted by existing plan and <br /> zoning requirements. <br /> The following policy allows for duplexes: "To limit housing to one or two family units." <br /> However, a subsequent policy is: "To restrict lot sizes to a minimum of one acre."This is referring to <br /> creation of new lots;however it raises the policy question:If the towns'policy is to have minimum lots <br /> of one acre, is it consistent to rezone a parcel of 0.5 acres for a duplex which would result in a housing <br /> density of 4 units per acre? <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> None <br /> DANE COUNTY HIGHWAY <br /> None <br /> OTHER <br />
