COMPOSITE REPORT - Page 2 APPLICATION NO. <br /> STAFF COMMENTS <br /> REGIONAL PLANNING <br /> Petition 7023. This proposed rezoning to accommodate an expansion of a plant nursery business may <br /> be permitted by adopted town/county policy in the Town of Dunn subject to the following: <br /> "Any change to uses permitted under the current A-2 or A-B district categories of a,b, <br /> f,g, or i(see Appendix D)may be allowed only if it is determined that the proposed <br /> use will enhance the agricultural strength of the Town,be compatible with the <br /> surrounding neighborhood and be consistent with the goal of conserving environmental <br /> resources." <br /> Staff Comments <br /> Category(f)of the A-B District is "Sales of nursery stock and plants."However, many other uses <br /> permitted in the A-B District would not be compatible with the residential neighborhood to the east. <br /> Therefore,there should be a condition placed on the rezoning to permit only the nursery business, and <br /> require that the building for the business be limited to the existing site near USH 51. <br /> Due to the nature of the nursery business,there is frequent planting and removal of trees, shrubs and <br /> other stock. Therefore,the residential area could be further protected by having permanent trees <br /> planted along the boundary as a landscaped screen between the houses and nursery. This could be <br /> accomplished by making a mutually agreed site plan part of the approval. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> None <br /> DANE COUNTY HIGHWAY <br /> None <br /> OTHER <br />
