This proposed auto detailing and tractor reconditioning business is in an <br /> agricultural preservation area of the Town of Christiana. The relevant adopted policies for this situation <br /> are: <br /> 2. Commercial and Manufacturing Areas are not specifically mapped, but will be <br /> determined by these policies: <br /> a. To prohibit strip development. <br /> b. To allow some home businesses which will be reviewed on the basis of <br /> their present and probable future impact on surrounding land uses. In <br /> considering rezoning for such uses, conditions should be attached that <br /> assure: <br /> - proper business access <br /> - visual compatibility with surrounding area <br /> - restrictions on expansion or re-use <br /> To rezone only the minimum area needed and use the least intensive zoning <br /> district possible. To limit the rezoning only for the original applicant. <br /> Comments related to the policies: <br /> This is an existing residential parcel with a garage on-site. <br /> a. This would be the only commercial use on this portion of Koshkonong Road. There is an existing <br /> mineral extraction site to the east of Clear View Road. There is a large mineral extraction site currently <br /> being considered(CUP 1262)further east along Koshkonong Road. <br /> b. This is a proposed limited family business; while not a"home business," it has specific limits to <br /> the operation. <br /> - The existing driveway appears to be adequate for this use. <br /> - There are other homes and farm houses in the area; however, the vegetation on the proposed <br /> site effectively screens the garage building from view. <br /> - If the business is limited to the request under provisions of a limited family business, it should <br /> be reasonably compatible. <br /> We note the CUP site for the actual business site is .33 acres out of the 30-acre parcel. There probably <br /> should be limits on the number of vehicles on-site, and limits on the hours of operation since there are <br /> other residences in the area. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> Consideration should be given to the provisions for handling, storage and disposal of solvents and <br /> petro-chemicals that may be associated with the detailing and reconditioning operations. <br /> DANE COUNTY HIGHWAY <br /> None. <br /> OTHER <br /> None. <br />
