• COMPOSITE REPORT - Page 2 APPLICATION NO. <br /> STAFF COMMENTS <br /> REGIONAL PLANNING <br /> Petition 6435 - CUP 1239. This proposed residential rezoning appears to conflict with adopted <br /> town/county policies in the Town of Deerfield, since this is in a designated agricultural preservation <br /> area. <br /> The relevant policy at this location is: "The Town Board shall determine, on a case-by-case basis, if <br /> proposed conversions of agricultural lands to densities greater than one dwelling unit per 35 acres meet <br /> all of the Agricultural Preservation District policies, standards and criteria" One of those standards is: <br /> "The maximum gross density should be one dwelling unit per 35 acres with a minimum lot size of <br /> 40,000 square feet " <br /> The proposed site(1-1/2 acres)has a house and barn, with the barn currently being used as an <br /> upholstery shop. As long as the business use is a limited family business, it appears to fall within uses <br /> allowed by adopted policies. <br /> However, the standard is to have a 40,000 sq. ft. minimum lot size, and the site is 1-1/2 acres. Since <br /> 40,000 sq. ft. is 0.9 acres, it is impossible to divide a 1.5 acre parcel into two parcels which contain <br /> 40,000 sq. ft. or 0.9 acres each. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> The existing private sewage system must remain o the same parcel with the dwelling. <br /> DANE COUNTY HIGHWAY <br /> None. <br /> OTHER <br /> None. <br />
