The Town Attorney shall review and approve all deed <br /> restrictions and condominium rules and by-laws proposed by the <br /> Developer prior to the Clerk' s signature on the final plat. <br /> 10. The Developer shall comply with any rules, regulations, and <br /> permits of County, State or Federal agencies with respect to the <br /> sewerage system, wells, erosion control, stormwater control, and <br /> construction erosion and drainage control measures, as well as all <br /> provisions of Town Ordinances. <br /> 11 . No commercial truck traffic or service shall be allowed on <br /> Rankin Lane for services being provided to the development. <br /> 12 . Steps shall be taken by the Developer to discourage <br /> residential traffic on North Sea Road from Enchanted View Drive. <br /> 13 . Proper Zoning shall be obtained so as to allow condominiums . <br /> 14 . A public sanitary sewage system to provide public sewer to the <br /> property shall be required for development of the property. <br /> 15. The Town' s Land Use Plan shall be modified as required, as <br /> shall be appropriate Urban Service Area. All the property <br /> comprising the Plat shall become part of the Madison Metropolitan <br /> Sewerage District, and the appropriate Westport Utility District, <br /> which shall provide sewerage service to the Plat property. An <br /> agreement approved by the Town Attorney shall be entered to provide <br /> that the developer will pay the cost and fees, including attorney <br /> fees, incurred by the Town to accomplish the same. <br /> 16. The Town Engineer shall review and approve plans and <br /> specifications for technical compliance and for road construction <br /> and design. <br /> 17 . The Plan Commission shall have design review approval of the <br /> condominium units. <br /> 18 . No more than 60 units shall be allowed and shall be <br /> constructed in the configuration as shown on the attached Plat. <br /> Said restrictions shall run in favor of Dane County and the <br /> pertinent Town Board as well as the owners of land within 300 feet <br /> of the site. Failure to record the restrictions will cause the <br /> rezone to be null and void. <br /> EFFECTIVE DA * <br /> (ZNRPH.REZ) �� <br />
