This proposed machine shop location appears to conflict with town/county adopted <br /> policies in the Town of Sun Prairie. <br /> The adopted commercial policies are: <br /> Commercial Development <br /> Purpose: To encourage the location of commercial uses which will provide goods and <br /> services to the area in a convenient, safe and attractive manner. <br /> Policies:To prevent strip commercial development along roadways; <br /> To provide for commercial development that is compatible with adjacent land uses; <br /> To plan commercial development at convenient highway-oriented locations. <br /> To zone only that portion of land necessary for the contemplated use when <br /> rezoning is required. <br /> Comments related to policies: <br /> - A single spot of commercial zoning does not constitute a strip. <br /> - All development, on-site, adjacent and in the area is residential. Machine shops typically are <br /> not compatible in residential areas. Approval of this rezoning would probably lead to <br /> continuing land use conflicts with surrounding neighbors. <br /> - This proposed commercial site is on a dead-end residential street with any commercial traffic <br /> causing conflict with residential neighbors. <br /> - Any commercial zoning at this site would conflict with the residential nature of the area. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> None. <br /> DANE COUNTY HIGHWAY <br /> None. <br /> OTHER <br /> None. <br />
