Hamilton Street
Suite 403
Madison, WI 53703
Re: Kenneth Kearney/Proposed Development of
Mobile Home Park on Fish Lake, Town of
Roxbury, Dane County, Wisconsin
Dear Mr. Smiley:
I appreciate your time yesterday. As I mentioned then, I represent Ken Kearney
who is proposing to purchase and develop what has in the past been used as a mobile home
park in the Town of Roxbury. The current owner is Frank Gaukel.
Earlier this year; the property that had been used by Mr. Gaukel for a mobile
home park, camping and related uses was rezoned to conform the uses to the current Dane
County zoning ordinance. Mr. Gaukel and his family have operated this business on these
lands for several decades. A cop • e a map showing the current zoning of the property
is attached to this letter as Exhibi e parcel that was rezoned earlier this year for mobile
home park use is designated as • here is a deed restriction on the R4 lands restricting
the use to no more than one hundred mobile home units. Occupancy is limited to seasonal
use.
Mr. Kearney, in developing his plan for the new mobile home park, is
interested in filing an application to rezone lands adjacent to the east of the R-4 land for the
purpose of permitting a more aesthetically pleasing and viable mobile home park. I am told
that the additional lands would consist of a total of approximately eleven acres although
approximately three acres of this amount are not necessary for this purpose. The land which
Mr. Kearney would like to have zoned frortr rrent agricultural Al exclusive to R-4 is shown
in three separate parcels on the blue diagra i which I am enclosing with this letter. Mr.
Kearney intends to develop the mobile home park as a condominium, where the mobile home
David I3.Billing • Kim Grimmer • Jeanette C.Lytle Firstar Plaza,Suite 750
Thomas P.Solheim • James I.Statz • James E.Webster One South Pinckney Street
Post Office Box 1644
Madison,Wisconsin 53701.1644
