This proposed parcel division is in an Agriculture Preservation District. There are two <br /> town/county policies which are relevant in the Town of Westport Plan: <br /> "5. Non-farm residential development by certified survey may be considered for <br /> rezoning at a density of no more than one lot per 35 contiguous acres if the <br /> rezoning meets the following criteria: <br /> a. The contiguous 35 acres must have been owned by the applicant as of the date <br /> of plan adoption." <br /> "Existing parcels under 35 acres and non-farm uses, such as individual <br /> houses, churches or businesses, are considered non-conforming parcels <br /> or uses and are permitted to continue." <br /> Since this parcel is 2.6 acres and is proposed to be divided into two parcels, this petition clearly <br /> conflicts with these adopted policies. The second policy acknowledges the substandard parcels, but <br /> does not allow for their division. <br /> In addition,there is an active mineral extraction site immediately to the east and an inactive one to the <br /> north. Single family homes next to mineral extraction sites usually lead to use conflicts. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> None. <br /> DANE COUNTY HIGHWAY <br /> None. <br /> OTHER <br /> None. <br />
